M3 Infrastructure:

Hodgdon Meadows Wastewater Improvements, Yosemite National Park, CA.

In the spring of 2012 the winter wastewater disposal system serving Hodgdon Meadows at Yosemite National Park failed.  The winter system consisted of a community leach field  and the summer system consisted of a 300,000 gallon aeration pond and spray field. The two systems served employee housing, maintenance facilities, and a campground.  The flows were immediately re-directed to the summer system, which would provide adequate treatment until winter, when snow fall would prohibit use of the spray fields.

The National Park Service awarded an emergency design/build contract to the team of M3 Integrated Services, Inc. (M3) and AMA Diversified Construction Group (AMA) to construct a new single wastewater facility to replace both the winter and the aging summer wastewater disposal systems.  M3 was responsible for the design of the improvements.  The contract required the design to be completed 50 calendar days after the contract award date and a permit to operate be granted by the Regional Water Quality Control Board (RWQCB) prior to the start of construction.  M3 completed the design on schedule and the RWQCB issued the Park Service a permit to operate five weeks after submittal of the final design documents. 

The new wastewater disposal system was completed in 70 calendar days following issuance of the permit to  operate.  M3 was responsible for construction of the pump control building.  The day after the final equipment was installed, start-up was scheduled and the system put into service.


 
M3 Building:

Teixeira Ranch Residence and Horse Barn, Point Reyes National Seashore, CA.

Point Reyes National Seashore has a number of historic farm and ranch structures constructed around the turn of the century.    Protecting these historic structures is one of the missions of the National Park Service.  Teixeira Ranch Residence & Horse Barn was originally constructed in 1880.  The foundation for the residence consisted of un-reinforced brick with sand mortar. The horse barn foundation was a combination of timber and concrete. The Park is located on the San Andreas fault, the largest seismic fault in California.  Both structures required foundation improvements in order to protect them against a catastrophic seismic event.

The Teixeira Ranch Residence & Horse Barn Foundation Improvements consisted of excavation under the structures, construction of reinforced concrete foundations and floor slabs, temporary shoring, structural framing, and waterproofing.  All of the work needed to be completed without impacting the historic nature of the exterior structure.  Limited access under the structure required M3 to use proprietary equipment specifically made for excavating under structures.  The in-house engineering design capabilities of M3 allowed modifications to address constructability issues to occur without impacting the project schedule.

MetLife is one of North Americas largest agricultural mortgage lenders. On occasion MetLife needs a manager to temporarily manage a property until it can be sold in order to recover the outstanding debt on the property. M3 Integrated Services, Inc. (M3) provides this type of management services.

In 2007, the wine and vineyard industry was booming and the sale of ultra premium wines was at a record high. A number of institutional investors invested in the wine industry. The collapse of the real estate market in 2008 and the tightening of credit that followed resulted in a number of lenders foreclosing on wine related agricultural properties. MetLife retained M3 to manage and maintain four properties in California and Oregon. M3 is currently making improvements to the infrastructure on the properties to maximize value and the return to MetLife. The work involves road and drainage maintenance, building repairs, vegetation management and regulatory compliance.
